1. Services

We provide property management services for vacation rentals and allow guests to view, inquire about, and book properties through our website and third-party platforms (Airbnb, VRBO, etc.).


2. Booking & Payments

  • All reservations are subject to availability and confirmation.
  • Guests agree to pay all fees, taxes, and charges associated with their booking.
  • Payment methods may include direct booking through our site, third-party booking platforms, or other approved processors.


3. Cancellations & Refunds

  • Each property may have its own cancellation and refund policy, which will be disclosed at the time of booking.
  • Refunds, if applicable, will be processed according to those policies.


4. Guest Responsibilities

  • Guests agree to follow property-specific rules and respect check-in/check-out times.
  • Any damages caused by guests may result in additional charges.
  • No unlawful activity or disturbance of neighbors is permitted.


5. Property Owner Services

  • Property owners who contract with us agree to the terms outlined in their management agreement.
  • We provide marketing, booking management, cleaning coordination, and maintenance oversight as described in individual contracts.


6. Limitation of Liability

  • We act as a management company and booking facilitator. We are not responsible for personal injury, loss, or damages that occur during a guest’s stay.
  • To the fullest extent permitted by law, our liability is limited to the amount paid for services directly provided by us.


7. Changes to Terms

We may update these Terms at any time. Continued use of our services after updates indicates acceptance of the new Terms.
